RTR BREAKDOWN

Winter Garden continues its neck snapping pace of appreciation in real estate values with well over double digit improvements year to date in all 4 major categories.  Average sale prices flew past the 500k mark and we are at an unheard of average 2 weeks on the market. $/ft has surpassed an AVERAGE over $200 a foot and this climb continues with each and every sale that closes.
In the 3rd quarter of 2020 Winter Garden started its double digit run and over last 12 months this has continued on the same pace of around 1% every 30 days increase in all 4 major categories. Builders can not build fast enough, the threat of rising interest rates and our country facing the largest single one year increase on taxes in of the middle class is fueling a flood of money , private and institutional, into the central Florida Markets.

Winter Garden closed and funded a RECORD 26 homes OVER $1,000,000 price tag, this has never been witnessed in the zip code in one quarter ever. People want to live in 34787 and are willing to pay to call the area home. The majority of these high-end sales were on the shoreline of one of the numerous ski lakes in Winter Garden.

Another amazing factor…Orlando has experienced the largest year-to-year increase in average monthly rental rates.

Personally, I have not had a home last more than 5 days on the market in 2021, with every sale reaching a new record with less and less contingencies for the RTR ARMY to stress over. Post occupancies are the norm for my sellers, allowing stress-free closing and calm move-outs with cash already in hand.  Multiple offers and many ALL CASH sight-unseen offers to flooding my inbox with every new listing.

I do not think this pace can be sustained much longer if thinking of selling now truly is the time to call and discuss how much can be realized in the strongest seller’s market ever witnessed in my 25-year career.

Winter Garden continues to be one of the hottest areas in the entire country.
