What a difference a year makes. Last year at this time I was astonished at the breaking of the 700k average sale price and $200 / ft which equated to 20% jump in both metrics. Well it appears that was just a speed bump to this 4th qtr with a precedented 30% jump in average sale price to a whopping $1,000,000 !!!  and $260/ ft … WOW

Windermere exploded in 4th quarter with some historic sales including Shaqs estate , which was only 1 of 2 to close at $11,000,000 !!! 26 estates closed over the 2m price point,  9 of which were over 4m !!

RTR Market Predictions

RTR sold one of those for $7,125,000 and another for $4,000,000  personally !
Windermere single family market increased over $400,000 from 2020 4th quarter as a result.  Exploding with a 33% increase in average sale price and 23% spike in $/ft !!!!   Never seen anything like this in my 25 year career.
