Ron the Realtors 2024 Windermere Market Predictions

Question, did you read the year in review or just jump to this one? Fine either way obviously, thanks for reading… read the 2023 Windermere year in review if you haven’t, lots of amazing information not found anywhere else on the internet

How did I do last year?

Well, I was wrong, and I am truly happy I was. It is a rare thing but I underestimated the Windermere Market drastically

Average Sale Price: 

5% increase to $1,050,000

Average $/ft:

5% increase to $306/ft

Median Sale Price:

7% increase to $715,000

DOM:

25% increase to 30 days

REALITY:
Average Sale Price:

$1,180,000 -> 16% increase

Average $/ft:

$332/ft  ->  12% increase

Median Sale Price

$785,000      14% increase

DOM:

43 days->  49% increase

WHAT IS GOING TO HAPPEN IN 2024 RTR?

While the Windermere market is not as impacted by interest rates, as proved in the last 18 months, the area is impacted by politics and the economic impact it has on the financial markets. With the largest election in our lifetime looming in the balance, this will be the most impactful aspect of our year-end results.

With that said, I have never been one to shy away from putting my thoughts in black and white for all to see. Over the last few decades with Nostradamus-like accuracy as well.

Windermere will continue to have extremely low inventory, the coveted Chain of Lakes and all the skiable lakefront estates in fact will be in the highest demand we have ever seen. Those who are willing to part with their lakefront estates will experience record levels in 2024.

I do not expect us to have another $35m record sale but I would not be surprised to see 34786 record several in the 20m range. Johnny Damons Lake Butler estate is currently on the market with a $30m price tag… I am still scratching my head why he didn’t give the keys to yours truly to make his wishes a reality. Maybe in due time Johnny? The phone is always on 🙂

Another $30m estate on North Shore is back on the market again as well…. these estates alone could easily close and fund in 2024. If they called 407 592 SOLD, their chances would increase immensely, just saying.

Windermere can not continue with these well-over double-digit spikes compounding year after year. At this current pace, even a 10% increase is spiking the average sale price well over another 100k. Possibly, of course, but I am not thinking likely…. do not get me wrong, I would love to be wrong 2 years in a row here.
