Record-setting is one way to explain the Winter Garden 2021 real estate market. The basic economic factor of supply and demand was on full display.
With our States protection of our Constitutional rights, buyer demand and migration swelled to an unprecedented numbers in 2021. While the previously normal egress of residents to other areas of the country almost completely dried up, due to the shift in work place mentality and the reluctance to move from Florida to a State not pro-freedom and implementing high taxation.
This one way in and no one out, coupled with supply chain breaks on every level for building materials caused an inventory shortage never seen in my 25 year career. Fueled by historically low interest rates and buyers flocking from higher priced markets to call Central Florida home… housing priced just skyrocketed with every new listing a new record above appraisal price was achieved.
New home builds went from quoting 8 month delivery times to 15 to 18 months almost overnight… the spec home inventory went to nonexistent and builders now time release only a few lots at a time with scheduled price hikes on every new release. This has caused even more pressure and demand on the resale market with immediate move-in times.
Well-over double digit improvements in all 4 major metrics from year to year may never be duplicated again. 2021 will go down as a golden year for Winter Garden property values for sure.
