First of all, thank you for being an avid reader and follower of mine. I have spent countless hours over last 2 decades publishing these reports every quarter for the City I have devoted over half my life exceeding my client’s real estate goals in, Winter Garden. These reports I produce while the majority of the population is asleep, it is the only time I can get pen to paper without distractions.

Even more important than these Quarterly reports that are released without a sign-up or registration required, I also pour my expertise and knowledge into the heavily read RTR End of year report and what the majority of all RTR ARMY skips to, the always spot on RTRs Crystal Ball predictions. With this aid let’s make this report short and sweet so I can devote the time needed to the year in review. The section read by most of my competition and parroted, which is a true honor. Knowledge is power and why I have given all of this to you with no strings attached over the last 2 decades.

When we break down the 4th Qtr of the 2023 year to year with the stat tables generated directly from the ORRA MLS above and I crunch the numbers. We see a retraction of 2% in the average closed sale price and a 6% decrease year to year in Median Sale Price… which for anyone that wants sensationalism or to do a fancy tik tock video sounds like a great narrative if you are in the majority of people that are easily confused.

Notice the 2 other important metrics that I always track in these reports… Average $/ft which spiked up 6% Quarter to Quarter and Average Days on the Market which was under a 1% increase 37 from 34 days average.

Stick with me, let’s get to the all-important section of the report, The breakdown of Single-Family ONLY metric data… in my opinion this is where the market is and why I dive down to this level in every report.

Here we are, when we scrape all the townhomes and the 88 units in the Grove Resort Condo Hotel project (75 plus of which are still active on MLS at any given time)  we can understand what a family in the RTR ARMY can use as a benchmark of valuation for the TRUE HOUSING MARKET.
When we scrape all the noise off we are left with no change in 3 of the 4 tracked metrics. The one that matters to me is $/ft and guess what it spiked year to year up 7% from $255 to $273.  With the average square foot of a home sold in 2023 according to the chart above… Well, that’s a $47,000 spike in one year… you would not realize that if you were not reading this report. Do you know why, because NO ONE breaks down this data as I do for you. No one looks at the market data like I do and no one sells more homes in this code than I do.  The Harder you work the Luckier you Get.
Short and sweet if you know what I know… that in 2022 Winter Garden experienced some record-setting sales … 2 over 3m, 4 over 2m, and 25 total over 1m …. while in 2023 Winter Garden in the 4th quarter failed to have any over 3m , 3 over 2 (2 of them just barely) and listen to this though… 38 over 1m.
Math is the international language, not love, those who excel at math can identify patterns and predict future outcomes. I bet you didn’t know this little fact, I almost became a mechanical engineer, and switched majors to Advertising and Marketing when I realized all my classmates were going to end up being my workplace colleagues… rest is history. Can you imagine me, RTR, in a corporate setting with an HR department and 7 bosses?
Rambling… back on point… Data metrics are only useful if you truly understand how they are impacting the final result. Most Realtors, especially ones that make way fancier videos and TikTok than I ever do, just parrot whatever is in the headlines. A few will take some time and run a few basic calculations and pat themselves on the back with a headline that states Average Saler prices dropped 6% in 34787 in 4th Quarter. While they are not lying, they are misleading you.  Now NO ONE that I have ever seen in 26-plus years of selling real estate does what I do, breaking it down to this level. This ladies and gent is just one ingredient in the secret sauce of the soup I serve.
The bottom line, the record sales are great and all but what is truly important is the 50% increase in over 1, closed sales and that the average $/ft is rising consistently. In fact, in the 3rd Quarter report it rose 4% year to year… and in this quarter 7% year over year.
