As you probably are aware, Ron the Realtor sells more homes in zip code 34787 than anyone in America… This is derived directly from the ORRA MLS, Ron dominates the second closest by over 5 million. Even more impressive Is that numbers 3,4,5,6,7,8 are all National Homebuilders registering their sales on the MLS… the closest actual Realtor is all the at number 9 at over half the sales RTR has closed year to date.

Enough about how great Ron is…As many of my long-time readers are aware I like to break it down even further to single-family homes only as well…

And lets bring back Winter Garden Florida 34787 3rd quarter real estate closed sales for easy comparison:

Winter Gardens 4th quarter started right after Hurricane Irma graced us with her presence. The numbers will be a little skewed as many homes were delayed into October to close.

Winter Garden is outpacing the National real estate market and even the local Central Florida market in appreciation, days on market and list to sale close ratio.

Wanted to point out, as you may have noticed in the charts, that closed sales dropped almost 10% from 3rd to 4th Qtr…. you will always see a slow down from the mid-summer 3rd quarter of July and August to the end of the year holiday seasonal months of November and December. Nothing to be alarmed about, in fact, it was a 12% drop in 2016 3rd to 4th QTR, the delayed Hurricane Irma closings softened the blow this year.

Like in many recent Quarters, Winter Garden’s Average closed sale price INCREASED… it, in fact, rose 1.5% from the 3rd Quarter!

The average closed $/ft jumped an astonishing 2.3% increase as well.

Winter Garden continues to be the place to be, with high demand and very low resale inventory the prices have nowhere to go but up for the near future. Horizons West broke ground on the new movie theatre, they opened the doors to the New Publix shopping center as well in 4th QTR. So much more progress ahead, all focusing on improving the quality of the residents of Winter Garden.
